Property Inspections

PRE-PURCHASE PROPERTY INSPECTIONS

Buying a house is normally the biggest investment you will ever make. So, before you become financially and emotionally committed to your new home, let the experts at 10 Star Building Assessments carry out a pre-purchase building inspection to ensure you know what you are purchasing. Including the structural performance or costly maintenance requirements that may be underlying. With over 30 years’ experience in Commercial, Residential, Retail, Industrial, Utilities, Aged Care and Multi Unit construction, we have a trained eye to fully assess the property.

Building inspections are very important because they not only identify major structural damage to a new or older home, but they can also discover faults disguised by cosmetic improvements. These can be potentially dangerous and expensive to rectify, if they do not meet building standards.

At 10 Star Building Assessments we provide our clients with the most thorough and high attention to detail inspections, by accessing all areas.  These include the roof void, the sub-floor as well as the entire building externally and internally.  The report can include defects such as:

  • Subfloor area, including stumps

  • Gutters

  • External wall construction and condition

  • Downpipes and fascia’s

  • Doors and Windows

  • Wall and ceiling condition

VENDOR PROPERTY INSPECTIONS

When selling your property, you want to be in the best position to negotiate, and of course, you want to achieve the very best price possible.  Any issues with your property can significantly reduce the price buyers are willing to pay. A vendor building inspection can help you to identify these problems prior to placing your property on the market (issues that you might not even know exist), so that you can repair or rectify them prior to going to market.

When your property is problem free, buyers have no genuine rationale to negotiate a price drop, giving you the opportunity to both expect and receive a very realistic price for your property.

Let the experts at 10 Star Building Assessments carry out a Vendor Building Assessment. With over 30 years’ experience in Commercial, Residential, Retail, Industrial, Utilities, Aged Care and Multi Unit construction behind us, we can give you a professional assessment on the structural performance or maintenance requirements to be rectified prior to going to the market.

Vendor Property Assessments are very important, as they give the seller the opportunity to rectify these at a lesser cost than they would have to reduce the property value by.

NEW BUILDING STAGE INSPECTIONS

Builders are increasingly challenged to deliver quality construction, with rising building costs in a competitive new home market. Even respected builders can have variations in quality. To avoid a potential conflict of Interest, it is prudent to engage a third party to carry out quality control inspections throughout the construction.

The challenge for a person getting a new home built is that they are not familiar with the standard building quality expected.  Often after several months to years of occupancy their eye now starts to see what they should have noticed at building handover stage.

With over 30 years’ experience in Commercial, Residential, Retail, Industrial, Utilities, Aged Care and Multi Unit construction, we can give a full professional and thorough assessment to the quality of the construction, at all critical stages. Having worked under quality assurance systems such as ISO 9001:2015, AS NZS 4801 and OHSAS 18001 and handed over defect free buildings on completion, on projects up to $20 million.  We know what is critical to get corrected, to achieve the long-term value of your purchased product.

The minimum assessments we recommend for New Building stage inspections are;

  • Slab Inspection: Levels and measurements after the slab pour

  • Lockup:  Inspection for defects and non-compliance prior to the internal linings being installed

  • Handover: Completion inspection for defects and non-compliance, prior to settling your final progress payment and occupancy.

Whether you are a developer, first home buyer, renovator for a residential construction or a commercial development, a 10 Star Building Assessment will ensure you have an expert on your side and a quality report to provide to your builder of choice.

Other types of inspections for commercial works available are weekly, fortnightly or monthly inspections throughout the project, from commencement to completion
